    Associate – Advisory and Transactions

    Key Responsibilities:
    Advanced Research and Analysis:

    • Lead market research initiatives and ensure the delivery of high-quality, actionable insights.
    • Perform in-depth analysis, drawing from a broad range of data sources, to support strategic decision-making.
    • Gather, analyze, and interpret external and internal data.
    • Prepare regular market activity reports, tracking trends, and notable transactions.

    Financial Analysis and Modelling:

    • Design and develop sophisticated financial models to evaluate potential real estate transactions, including acquisitions, dispositions, and leases.
    • Conduct sensitivity and scenario analysis to assess potential risks and opportunities.

    Client Engagement and Management:

    • Assist senior team members in client engagements.
    • Serve as a key point of contact for clients, addressing inquiries, and ensuring client satisfaction.
    • Develop and deliver impactful client presentations, providing insights and recommendations.

    Transaction Oversight:

    • Support senior team members in negotiations.
    • Supervise and coordinate the due diligence process, ensuring all aspects are managed effectively.
    • Review, interpret, and negotiate transaction documentation in collaboration with the legal team.

    Team Mentorship:

    • Work closely with other departments within CBRE Excellerate to offer comprehensive service solutions to clients.
    • Guide and mentor junior analysts, providing training and feedback
    • Participate in team meetings, brainstorming sessions, and continuous learning opportunities.
    • Collaborate with cross-functional teams within CBRE, fostering a collaborative work environment. Assist in developing and refining the team's methodologies and processes.

    Qualifications and Experience:

    • Bachelor’s degree in Real Estate, Finance, Economics, or a related field. Master degree preferred.
    • 4-7 years of experience in real estate, financial analysis, or a relevant field.
    • Advanced proficiency in MS Office, especially Excel and PowerPoint.
    • Familiarity with commercial real estate databases is a plus.
    • A track record of successfully managing client relationships and transaction experience.

    • Ensure projects are managed in accordance with the relevant client processes and protocols, including completion/coordination of all require documentation.
    • Ensure effective and timely project reporting of all associated activity.
    • Active involvement in weekly work in progress and associated project meetings.
    • Ensure all required financial metrics are captured.
    • Responsible for project completion and KPI’s.

    Profit and Finance:

    • Correct Allocation of Fee Shares.
    • Business Development and Cross-selling.
    • Cross-sell services to other skill-lines.

    Operational discipline and team collaboration:

    • Correct completion of relevant confirmation of instructions.
    • Provision of requested information for business purposes within deadlines (eg. covering: case studies; new leads and pursuits for Pipedrive; pursuits, wins and project completions for Team Meetings).
    • Effective, accurate and timely maintenance of Revenue Tracker.
    • Invoice raising, incl. adhering to FICA requirements.

    Contract Support

    Main purpose / objective of the position:

    • To support the commercial finance and account lead with billing, payment allocations, solving problems, liaising with the client and operational team etc.
    • The suitable incumbent will also support the Site Lead and Management team with administrative and clerical tasks.
    • Manages queries or redirects and follow-up for resolution.

    Client Billing/Invoicing:

    • Analyse the various billing templates/schedules
    • Update billing schedule daily
    • Process and submission of invoices
    • Ensuring billing is done on time
    • Send statement (monthly) to debtors
    • Liaise with the client regarding unbilled revenue
    • Resolving queries
    • Ensure we have sufficient funds available on all PO’s received

    Payment Allocations:

    • Follow up on outstanding invoices (Not Paid)
    • Provide weekly feedback to debtor’s controller
    • Allocate payments to invoices on SAP
    • Clearing of debtors’ accounts

    Administration:

    • Ensure data centre and asset polices are adhered to
    • Support site with system usage and performance measurements
    • Responsible for local inventory, maintenance, and license management
    • Responsible for creation and maintenance of published documentation including operations manuals
    • Ensure standard colocation operating policies, methods, processes and measures within area of control
    • Responds to relevant client and customer requests and complaints within the workplace in relation to the administrative function
    • Maintains positive business partnership with vendors that provide services and goods to the office.
    • Positively contributes to the required KPI’s of the Contract inclusive of all savings targets.
    • Understand Risk and delivery mitigation strategies
    • Excellent relationship and stakeholder management with the Client and adhering to the instructions from line manager in a timely manner.
    • As it relates to any Risk, inform line manager of any risk associated with ADC Site Services that may result with business interruption, non-compliance, non-adherence to CBRE’s RISE Values
    • Performs other duties as assigned.
    • Ensure there are no examples of non-compliance to CBRE’s RISE Values
    • Ensure the contribution to positive moral within the team, support of the regional team’s goals and plans, providing a contribution of solutions to challenges and being the positive influencer of achieving operational excellence for the team on the ground

    Experience / Education:

    • Relevant Financial or Business Qualification and at least 3 to 4 years relevant experience supporting an operations team.
    • Must have sound administrative experience in a high-pressure environment.

    Skills required:

    • Strong customer service orientation. Sound verbal and written communication skills.
    • Must have experience in engaging stakeholders at all levels. Sound performance orientation and interpersonal skills.

    Knowledge required:

    • Basic understanding of financial principles and contract management. Understanding of Health and Safety requirements

    Competencies required:

    • Numeracy, Attention to detail, Communication and Influence, Customer & Quality Focus, Teamwork & co-operation, Performance Focus.

    Interface / relationships with:

    • Internal: Client / Customer / Internal Staff at site level
