    Rental Administrator- Accounts Management

    Main Purpose of the Job    

    • Pam Golding Properties (Pty) Ltd is looking for a Rental Administrator who is self-motivated, independent and mature to accurately administrate all rental documentation, payments and tenant placing of each property in accordance with the South Africa legislation for all landlords in order to provide a premium service to all our clients based on our vast knowledge of the property market and great insight of the needs of our clients.

    Key Responsibilities    

    • Reconciliations of accounts with queries.
    • Assisting in general with queries regarding management deals.
    • Sourcing and forwarding utility accounts to Head office for payment
    • Handling management portfolio’s and queries.
    • Drawing up commission schedules- to be sent to agents and head office before cut-off.
    • Monthly data update on TPN.
    • Drawing up lease agreements, customer invoices and Landlord statements for managed deals when required
    • Doing extensions for managed deals when required
    • Checking leases and their documents (FICA) to be sent to Cape Town.
    • Monthly invoicing for rent and utilities.
    • Forwarding welcome letters to landlords and tenants for new deals.
    • Adding new leases to the database.
    • Follow up on arrears, sending out letter of demands, and following up on letter of demands
    • Attend to unallocated funds.
    • Assist with ‘no document’ queries.
    • Release of deposits to be completed monthly.
    • Handling all telephonic and email queries from clients.
    • Constant liaising with owners with regarding their account’s and properties.
    • Dispute resolution between Owners, tenants and managing agents.
    • Add all your Property, Owner, Tenant, Rental Mandate and Lease Information to rental adminsitartion systems
    • Manage Arrear Debtors through reports, and sending payment History Report to TPN

    Education & Experience    

    • Minimum 3 years working experience in a Rental Administration in particular doing accounts administartion, reconciliations and reporting
    • Solid understand and use of Rental Adminsitration and accounting systems
    • Appropriate post matric qualification
    • A background in finance or book-keeping will be advantageous

    Knowledge & Skills Required    

    • Proficient in Ms Excel, Word, Outlook
    • Good knowledge of accounting concepts and accounting systems
    • A proactive, self-starter with a positive attitude and high-energy levels
    • Must be a team player, who is able to also work independently
    • Must be able to execute on requests in a timely and efficient manner
    • Extremely organized and logical thinker who can pick up new concept speedily
    • Excellent communication skills (both written and verbal)

    The main responsibilities will be:

    • Negotiation and selling skills;
    • Ambition, drive and charisma;
    • Good communication skills and the ability to maintain a positive relationship with clients and colleagues;

    Full Status Estate Agent - Vanderbijlpark (Gauteng)

    • The role is about the successful marketing and selling of property and continued growth of market share, whilst providing excellent customer service to ensure that the Pam Golding Properties brand ethos is upheld.  Applicants must have a valid driver’s licence and their own reliable vehicle.

    Key Responsibilities    

    • Collecting information about properties (lead generation)
    • Canvassing properties to sell
    • Property staging and photography
    • Visit sellers and must be able to talk knowledgably about their property and area
    • Valuation – able to apply sound principles when estimating the value of a property
    • Organise and attend show days
    • Able to put together a marketing plan for a property
    • Represent the seller in negotiations with potential buyers
