    Senior Commercial Manager

    Job Summary

    • This position reports directly to the EMEA South Retail Commercial Management Director, Global Design & Construction
    • The primary focus of the role is commercial management oversight across Equinix’s portfolio major expansion construction projects throughout EMEA. Specifically, this role covers the Africa Capex Expansion projects
    • The position works closely with other internal project teams. Including Design, Construction, Procurement (including Major Capital Equipment (MCE) Purchasing), Finance, PMO, Finance, Legal and Corporate Development
    • The role is expected to provide proactive strategic and day-to-day leadership specifically focused to drive down construction costs, provide assurance against internal financial controls and reporting processes and help manage all major contract risks

    Responsibilities

    Pre-Contract

    • Procurement of third-party consultants including Design, Commercial and Pre-Construction Services
    • Development of detailed Request for Proposals (RFP) and service deliverables for the commercial management services
    • Day to day management of third-party commercial consultants to ensure deliverables are met in a timely manner and to a high standard
    • Development of General Contractor and supplier procurement strategies in conjunction with the Construction Management (CM) team
    • Working with Legal and Procurement Centre of Excellence (COE) to prepare General Contractor Contracts including negotiation of Contract terms
    • Collation and presentation of market insights for the construction industry in the relevant country including market activity, comparative builds, construction cost indices, key suppliers and benchmarking information
    • Preparation of budgets for all design stages including feasibility estimation, detailed cost modelling, benchmarking analysis and presentation of this to senior management throughout funding approval stages
    • Ensure that all cost data is prepared and presented in the Equinix WBS
    • Input and action of Value Engineering (VE) exercises at all stages of design. The output must be clear cost evaluation to support decision making
    • Prepare annual and quarterly cashflow forecasts for active and pipeline projects
    • Prepare and oversee monthly reports for budget, cashflow, risk and change management

    Post Contract

    • Day to day management of third-party commercial consultants to ensure deliverables are met in a timely manner and to a high standard
    • Monitor adherence against budget throughout the project lifespan including cost checks and reviews, value engineering and cost saving initiatives and evaluation of alternates
    • Oversee and provide guidance on commercial change management and change evaluation efforts on all projects
    • Monitor and report monthly and quarterly on project portfolio cash flow for the region
    • Provide Construction in Place (CIP) data to Finance
    • Pro-actively lead all commercial risk management efforts including commercial audits, contingency analyses, risk identification and analyses and management training
    • Prepare and oversee monthly cost reports for budget, cashflow, risk and change management
    • Monitor the financial close-out on all projects including settlement of all vendors
    • Prepare lessons learned cost analysis and detailed Work Breakdown Structure (WBS) analysis of outturn costs

    Qualifications

    • Bachelors degree in construction, business, financial or related field
    • Proven experience in a related function for projects in Africa
    • Preferably Data Center / strong MEP experience
    • Preferably RICS accreditation
    • Must be detail orientated, with accurate input and proof-reading skills
    • Must be able to handle multiple tasks in a fast-paced environment
    • Must have strong business acumen
    • Must have strong written and verbal communication skills
    • Must have strong sense of accountability, ownership and urgency
    • Must have strong computer skills, particularly with Excel

    Operations Leader – South Africa

    Job Summary

    • Create and develop the South Africa Operations function, building the team from scratch and implementing Equinix process and practices to enable effective and outstanding operations to our customers.   As part of this the role holder will own customer impacting, day to day responsibility for operations, maintenance, and performance of data centres in the South Africa Region, part of the GEM South portfolio of countries. Responsible for day-to-day execution, capacity management, consistent response/structures, and streamlined support.

    Responsibilities

    Data center operations

    • Drive strategic planning and priorities for data center Customer and Facilities Management operations
    • Establish and track against OKRs, KPIs, SLAs, and metrics (incl. performance, capacity, availability, budget)
    • Oversee on the ground incident response, problem resolution, and change management to support Equinix customer experience
    • Establish critical business continuity plans, including design and implementation of disaster preparedness, detailed project management, and logistics coordination
    • Establish and track safety measures to ensure safety of frontline resources
    • Ensure consistent customer, vendor and staff experience and on-the-ground response across all data centers
    • Contribute to the Equinix Centers of Excellence as and when appropriate and implement policies and procedures to ensure global consistency and effectiveness
    • Contribute to and/or support other departments to achieve endorsed business objectives
    • Coordinate with global design and construction team to expansion Site, Campus & Metro expansion strategy and ensure global consistency and effectiveness
    • Ensure consistent and accurate Capacity Management of power and cooling
    • Establish and manage effective Customer Project Management/Implementation, pre and post Sales contracts
    • Ensure all sites achieve and remain compliant with ISO/PCIDSS/SOCI/II and other corporate accreditations
    • Keep staffing levels on target in terms of number of staff as well as required skill levels
    • Define, implement, and run annual financial outlooks (OPEX/CAPEX)
    • Ascertain that the running costs of the data centers are kept to an optimum level whilst maintaining full service to the customers
    • Own implement and drive efficiency across all sites
    • Be on call for critical situations/problems within the data centers
    • Focus on global consistency to ensure Equinix objectives are met and customer experience maximised

    Leadership

    • Shape a collaborative, transparent, and entrepreneurial culture, in tandem with the extended global operations leadership and the corporate leadership team
    • Manage and motivate the team to achieve optimum uptime of data centers and maximum customer satisfaction with regards to day-to-day operations
    • Focus on Customer Experience and improving Customer Satisfaction, lead team in pursuit of Customer experience improvement objectives
    • Empower frontline resources to meet customer needs through incentives and process
    • Contribute to Global forums as an advocate to empower Field Operations staff, towards greatest effectiveness
    • Work within a regional structure (GEM-South) and contribute at a regional and global level for new initiatives/continuous improvement

    Qualifications

    • Demonstrated record of data center operations management and maintenance or similar leadership and cross functional management experience
    • Experience optimizing a growing and evolving business – leading a small organization through a period of rapid growth, merger integration, or business transition
    • Experienced in leading and operating in a matrix environment

    Lead Critical Facilities Engineer

    Job Summary

    • A highly skilled specialist that contributes to the development of new concepts and techniques, consistently works on complex assignments requiring independent action. Supports the overall team.

    Responsibilities

    Facility / Infrastructure Maintenance

    • Performs highly skilled preventative and corrective maintenance on-site to critical facility systems
    • Performs highly skilled maintenance repairs, corrective maintenance, and complex installations
    • Resolves advanced incidents and develops new procedures and techniques to support the overall team
    • Monitors the Building Monitoring System (BMS) and resolves alarms for complex assignments requiring independent action and a high degree of initiative to resolve. Makes recommendations for new procedures to management team
    • Leads and coordinates critical infrastructure operations
    • Implements energy efficiency measures and identifies areas of opportunities
    • Inspects operation and maintenance of electrical, mechanical, plumbing, fire suppression, and life-safety systems
    • Consistently works on complex assignments requiring independent action and a high degree of initiative to resolve issues. Makes recommendations for new procedures
    • Develops project scope with management for life-cycle maintenance/end of life infrastructure projects and critical replacements

    Vendor Support

    • Facilitates selection of vendors for outsourced maintenance activities
    • Directs vendors on highly skilled tasks to ensure that maintenance activities are carried out per standards and requirements
    • Creates scripts for maintenance and submits
    • Tracks and implements the work approval process for critical service providers (including briefing at the start of work, control of work during the day workday/shift, final review of the work carried out)
    • Inspects implementation changes/updates to technical files for plants and equipment (in cooperation with vendor and the supervisor's) ensuring builds are up to date

    Site Administration & Incident Support

    • Completion of complex site logs and data gathering for issuing of permits, such as Maintenance

    Operation Protocol (MOPs) and scripts

    • Identifies and escalates process discrepancies to higher management
    • Identifies Single Points of Failure (SPOFs) and makes recommendations for new procedures
    • Acts as a support team lead for operating processes and procedures; supports the team on adherence
    • Supports the on-site staff during critical incidents
    • Responds to all on-site incidents, including major failures, significant problems, and delays

    Assists with RCA (Root Cause Analysis)

    • Assists management with maintaining technical documents
    • Plans inventory needs to maintain optimal stock levels of critical parts and equipment

    Work Orders & Additional Projects

    • Completes highly skilled work requests and circuit installations
    • Coordinates more advanced troubleshooting and maintenance of office equipment (if necessary); supports auxiliary equipment and machines with problem solving and repairs to avoid/minimize downtime
    • Makes moderate changes to mechanical, electrical, and specialized systems, as directed
    • Performs capacity management reviews
    • Leads infrastructure project activities

    Collaboration

    • Collaborates with others to resolve highly difficult facility incidents; identifies and understands underlying issues
    • Act as a support team lead when identifying component level faults and provides recommendations for new procedures
    • Utilizes resources outside of the department, as necessary
    • May act as an escalation point for processes relating to maintaining inventory
    • Advises other team members on repairs and preventative maintenance
    • Acts as a support team lead on implementing highly skilled, complex projects

    Qualifications

    • Typically requires a high school diploma and equivalent work experience
