    Health & Safety Officer

    Duties and responsibilities

    Health and Safety

    • Monitor and control health and safety compliance in the organization as per the relevant laws and regulations.
    • Monitor and control health and safety compliance as per Growthpoint's policies and procedures.
    • Advise the board and executive management on laws and regulations related to health and safety.
    • Develop and establish health and safety policies and procedures for the organisation.
    • Carry out health and safety inspections and internal audits to provide assurance to executive management and board.
    • Ensure that business has developed and implemented preventive measures and mitigating controls to address the health and safety inspection findings.
    • Investigate and report accidents and near misses to executive management with actions taken to mitigate the events identified.
    • Keep records of all health and safety events, training and drills.
    • Conduct and coordinate training of employees on health and safety related issues assisted by HR Learning and Development.
    • Ensure that Growthpoint has Health and Safety Management System to coordinate and manage health and safety activities across the organisation.

    Insurance

    • Assist the business with registering first claims and 3rd party claims with AON and liaising with Assessors.
    • Review insurance claims for eligibility, irregularities, accuracy, and completeness and requests additional information, where necessary. Follow up on the claims submitted to AON and provide feedback to the business. Accurate & timeous communication and relationship building with insurance brokers, insurers and the business. Ensure compliance with the insurance claims process as detailed in Growthpoint Insurance Manual. Conduct internal building inspections, prepare findings report and share with business. Handle and follow up on claims queries, general enquiries as well as building surveys’ findings. Review insurance policies at renewal stage and ensuring necessary amendments are made. Assist the business with the processing and allocation of the recoveries and settlements.
    • Maintain updated records and prepare required reports for reporting to executive management and Risk Management Committee.
    • Understand and monitor Growthpoint insurance programme, insurance policies, and procedures, insurance investigation and litigation management, resolution & outcome management and the delivery of insurance information.

    Requirements

    Experience

    • Minimum of 3 years’ industry related experience and sound knowledge of health and safety.
    • Working knowledge of laws and regulations relating to the environment and workplace health and safety.
    • Working knowledge of emergency and safety procedures.
    • Sound knowledge of short-term insurance.
    • Ability to work under pressure and prioritise work according to need and urgency.
    • Experience in MS Word, MS Excel, PowerPoint and Outlook.

    Advantageous

    • 10+ years’ experience in a similar function/property industry.
    • Strong communication skills.

    Qualifications

    • NQF Level 7 Diploma or Degree in Health & Safety.

    CSR Manager

    Duties and responsibilities

    Corporate Social Investment (CSI)

    • Responsible for the development and communication of corporate-wide social responsibility policies and strategy 
    • Review and respond to all funding proposals from Section 21 companies and recommend projects to the head of CSR
    • Manage data collection and develop content for quarterly and bi-annual reporting including social performance highlights, case studies, and graphs
    • Liaise with the marketing and communications department regarding all promotional material related to CSI activities for publication in the internal newsletter and external publications
    • Conduct site visits to potential projects to build relationships
    • Manage existing initiatives and relationships 
    • Develop and implement systems and processes for improved impact measurement and reporting 
    • Put in place metrics to monitor the progress/social return on our funding 
    • Explore opportunities to link programmes to our other projects and communities that we operate in
    • Maintaining research databases by analysing, documenting, and communicating assessment results to necessary parties

    Transformation

    • Assist with the development and implementation of the transformation strategy

    Sustainability and investor disclosure reporting

    Admin and reporting

    • Preparing and monitoring the CSI management accounts by comparing and analysing actual results with plans and forecasts

    Experience 

    • 5 years’ experience in a CSI/CSR environment 
    • Working knowledge in implementing transformation strategies.

    Property Manager - Industrial CPT

    Duties and responsibilities

    • Market their properties in conjunction with the Letting Division.
    • Ensure their buildings are maintained to appropriate standards.
    • Ensure tenants leases are renewed in conjunction with the Letting Division, rents collected and that tenants are retained.
    • Ensure tenant installations and criteria (needs analysis) are conducted and attended to timeously and within budget and expectation.
    • Ensuring that all documentation procedures are correct and manage outstanding leases and tenant correspondence.

    Head of Energy

    Duties and responsibilities

    Solar Energy Operations

    • Develop and execute strategies to enhance energy efficiency, reduce electricity costs, and ensure sustainability across all sectors (retail, industrial, office) and including Growthpoint Investment Partners.
    • Ensure optimal performance of existing rooftop solar installations. This includes:
    • Overseeing operations and maintenance service level agreements.
    • Setting and managing performance budgets for all installations.
    • Oversee the expansion of rooftop solar installations across the Growthpoint portfolio, ensuring integration into the Growthpoint Network Operations Centre (NOC) platform.
    • Ensure all energy projects comply with regulations, industry standards, and environmental policies.

    Power Purchase Agreements (PPAs)

    • Implement and maintain power purchase agreements, coordinating with electricity and environmental traders as well as utility management companies to ensure compliance and optimal performance. 
    • Ensure the seamless integration of new and existing energy agreements to ensure cost efficiency and reliability.

    Energy efficiency and sustainability

    • Identify and execute initiatives aimed at reducing the organisations carbon footprint and electricity consumption.
    • Propose new renewable energy projects and continuously seek ways to improve energy efficiency across all operational sectors.

    Reporting

    • Prepare and deliver board reports and presentations on energy performance and sustainability initiatives.
    • Report to the Growthpoint sustainability forum, which includes senior management.

    Stakeholder Management

    • Build and maintain relationships with internal and external stakeholders, including energy suppliers, contractors, and sustainability experts.
    • Represent the company at industry conferences and forums to discuss energy strategies and achievements.

    Team Leadership

    • Lead a team responsible for energy projects, providing direction, mentorship and support to ensure high performance.

    Requirements

    Knowledge

    • Strong knowledge of both renewable energy construction (rooftop solar and large-scale installations) and power purchase agreements.

    Operations Manager (Regional Management KZN) - La Lucia Mall

    Duties and responsibilities

    Budget Management

    • To prepare, manage and load the technical budget (Capex and R&M) including forecasts and budget variance reports.
    • To prepare required technical and financial reports and feedback to management.

    Asset Maintenance and Management

    • To set and implement planned / preventative / emergency maintenance in conjunction with the Line Managers and Facility Managers, as well as disaster and emergency planning.
    • To manage both “hard” and “soft” services, monitoring the quality of services and deliverables including monthly KPI management provided by suppliers, ensuring they are within budget by negotiating the most advantageous pricing structure.
    • To ensure that life cycle planning and preventative maintenance plans over a 3–5- year period are set for property under management.
    • To ensure effective asset control by setting and managing the asset register, on the Growthpoint Management Service Desk (GMSD).
    • Oversee and control all maintenance/stock control inventory / spares and tools.

    • To ensure that compliance is maintained with building and statutory regulations, as per the Health and Safety Act and ASIB requirements.

    Procurement

    • To contribute to the specifications to SLAs for approved service providers in conjunction with the Procurement team, including company procurement strategy.
    • Ensure all contractors appointed are in line with Procurement policies.

    Administration and Process Management

    • Assist in developing policies and procedures for Centre operations.
    • Ensure all administrative functions required of the role.

    People Management

    • Skills development - Identify skills gaps as well as the required training for the team members in your team and mentor them.
    • Manage and coordinate staff activities and deliverables, implementing work schedules and effectively using the company performance and development management system.
    • Drive the overall engagement and alignment of the team.

    Customer relations

    • To manage and respond timeously to technical complaints and queries received from clients and identify trends in complaints.
    • To manage the relationship with the tenants, including tenant installations and asserting budgetary control.

    Requirements

    Experience

    • Minimum 5 years Property or Built Environment experience within a Retail shopping centre environment.
    • Experience with Solar installations and Generators.
    • Experience in working with Local Economic Development or Business Forums.

    Qualifications

    • A Diploma or Degree in Mechanical/ Electrical Engineering/ Building Science/ Facilities Management.
