    Senior Property Portfolio Manager

    Duties for this position include, but is not limited to the following:

    • Management of sectional title / home owner’s residential properties
    • Trustee and relationship management
    • Full body corporate functions including attending trustee meetings and AGM’s
    • Management of maintenance projects, security, Body Corporate staff as well as subcontracted staff
    • Budget preparation and budget variance management
    • Compilation, additions and amendments to Conduct Rules and Management Rules, and lodging thereof at the Deeds Office
    • Work closely with the members of the body corporate / HOA
    • Liaise with building managers for minor and major building works

    Requirements
    Qualification:

    • Degree in property studies / Law advantageous
    • Sectional Title / Home Owner's Course advantageous (Paddocks)

    Experience and knowledge:

    • Minimum 4 years related experience
    • Proven experience in managing a large portfolio within a large company
    • Knowledge of Sectional Title Act and workings of a body corporate / home owner’s association
    • Problem solving
    • Project management experience
    • Basic financial knowledge
    • Solid knowledge of property management
    • Experience in dealing with owners and tenants and reporting to a board of trustees

    Skills and Attributes:

    • Ability to communicate on all levels
    • Instill confidence and trust in stakeholders
    • Responsible, accountable and dedicated
    • Ability to compile accurate reports and data capturing
    • Proven organisational and administration skills
    • Able to perform under pressure / in a fast past environment
    • Well presented, able to chair meetings with owners and trustees
    • Customer service orientated
    • Computer literate (experience in Google Drive, Sheets and Docs preferable)

    Electrical Engineer (Assistant Technical Manager)

    Duties will include, but are not limited to:

    Substation Management

    • Monthly routine inspections of substations, transformers, main LV boards and power factor control of buildings assigned to
    • Monthly thermal imaging of inspected transformers
    • Monthly reporting of substation inspections
    • Maintain schedule and arrange for annual services of transformers, PFC, etc
    • Oversee all scheduled and emergency repairs and maintenance

    Energy & Utility Management

    • Energy Audits
    • Tariff structure analysis
    • Metering and verification
    • Analysis and Reconciliation of monthly utility charges and recoveries
    • Investigate irregularities and report on finding
    • Energy efficient investigations and recommendations

    UPS/Generators and Back-Up Power Solutions

    • Investigate site / premises
    • Propose backup solution
    • Project management of installation
    • Initial setup and configurations of backup solution
    • Online monitoring of sites
    • Maintain schedule for routine servicing of equipment
    • Ensure quick turnaround for ad hoc repairs when necessary

    Prepayment Vending System

    • Prepaid electricity & water meter registration and allocation
    • Generating prepaid tokens on request
    • Assisting with meter “move out” of “Move in” when requested
    • Register and set up meters on software system to enable remote reading
    • Configure Meters and communication modules with software system
    • Check meter configuration

    Technical Support

    • General investigations on site to assist with utility queries
    • Replacement of faulty electricity meters
    • Site investigations and reporting for new building utility services
    • CoCT meter investigations and updating of CoCT invoices with correct information
    • Assisting retirement villages with electricity issues, pool heating system, geyser issues, heat pumps, etc
    • Providing electrical BOQ for special projects
    • Job monitoring and completion inspections
    • Attend to customer queries, emails, etc

    Requirements
    Qualifications

    • Matric
    • BTech Electrical Engineering degree/N5 Electrical Engineering/NQF 6 Equivalent
    • Certificate Electrical Wireman
    • Certificate Electrical Trade Test (3 Phase Heavy Current)

    Experience and Knowledge

    • Relevant experience in a similar role
    • Experience in Energy Management is advantageous
    • 2 - 3 years experience in field
    • Project Management qualification/experience is advantageous
    • Experience in Utilities Management is advantageous
