    Reaction Officer - Security

    About Us

Reporting to the Contract Manager, the Reaction Officer is responsible for monitoring the security operations for a client. Implement security regulations and rules to ensure a safe environment for employees and visitors of the client.     Duties & Responsibilities    

    • Protect employees of the customer, visitors, buildings, & Movable Assets
    • Conduct regular patrolling of property
    • Monitor surveillance equipment
    • Inspect the plant, buildings & movable equipment
    • Control access points; permitting entrance & egress
    • Use sounding alarms and other related devices to mobilise for assistance when it is essential
    • Report irregularities inform violators of policy and procedures & restraining trespassers
    • Control traffic by directing drivers
    • Complete reports by recording observations, information, occurrences and surveillance activities; interviewing witnesses; obtaining signatures
    • Ensure that the equipment under own use is in a working condition through preventative maintenance
    • Ensure the security, safety and well-being of all personnel, visitors and the premises
    • Provide excellent customer service • Adhere to all company service and operating standards
    • Remain in compliance with local, provincial and national government regulations 
    • Respond to emergencies to provide necessary assistance to employees and customers
    • Protect the company’s assets relative to theft, assault, fire and other safety issues
    • Follow procedures for various initiatives, including fire prevention, property patrol, traffic control and accident investigations

    Skills and Competencies    
    The key responsibilities of the role include but not limited to the following:

    • Grade 12 or Grade 10 & 11 with more than 2 years’ experience
    • PSIRA Grade B certificate;

    Duties & Responsibilities    

    • General, Equipment, Infrastructure and System Maintenance
    • Check in with services office for scheduled jobs after the completion of each job and at the end of each work day.
    • Responsible for time management of jobs scheduled each day.
    • Prepare necessary tools and PPE for the day ahead.
    • Respond to requests relating to various equipment and systems installations, repairs and upgrades in line with scheduled repairs and preventative maintenance plans.
    • Conduct investigations and diagnose system or equipment faults.
    • Troubleshoot and complete routine and light repairs in line with identified faults.
    • Inspect and audit supplies, machinery and systems and address any risk areas
    • Assist tradespeople with electrical, plumbing or HVAC repairs
    • Complete minor electrical repairs and maintenance: light bulbs, wiring, circuit breakers, fuses
    • Perform general carpentry construction and installation repairs: woodwork, sanding, painting, build cabinets, etc.
    • Perform general plumbing activities: Toilets, faucets, fix leaks, etc.
    • Conduct facility and infrastructure repairs: doors, doorknobs, locks, broken tiles, polish floors, staining, pressure washing, roofing and windows
    • Conduct check-ups on systems and perform any preventative maintenance, escalating the need for any major repairs
    • Adjust system settings and conduct performance tests using specialized tools.
    • Keep management up to date and feedback on status and challenges with regards repairs and installations.
    • Store and secure parts and tools needed in line with regulations and SOP

    Maintenance Compliance

    • Inspect and test different systems to ensure compliance with safety regulations
    • Store maintenance assets; technical stock and parts in line with regulations
    • Maintain Personal Protective Equipment in line with specifications and regulations
    • Keep up to date with latest safety, health and environmental regulations and update skills in line with updated equipment and systems; as well as regulations around HVAC requirements
    • Keep up to date with policies and procedures for installing, maintaining and repairing HVAC equipment or machinery; as well as revised testing or installation procedures, and align practices

    Service Delivery Management

    • Establish and maintain a good working relationship with the management and staff.
    • Ensure compliance with regulatory requirements.
    • Do standby duties as and when required

    Customer Focus:

    • Work with teams to develop and maintain a customer-focused attitude toward activities
    • Interact with clients to provide and process information in response to enquiries, concerns and requests about services
    • Work with processes and procedures in such a way that operational efficiencies and performance are enhanced

    Legal Manager

    Duties & Responsibilities    
    Your Key performance areas will include but not be limited to the following:

    • Draft, review and edit all contract proposals for completeness, accuracy, legal compliance and adherence to the appropriate terms and conditions and coordinate remedial actions as required to ensure that Tsebo Facilities performs its obligations in accordance with the signed contract/agreement and ensuring that TFS’s interests are legally protected.
    • Advise on and prepare the relevant delegations of authority on behalf of TFS (as per the Tsebo framework) to ensure that mandates are carried out within the prescribed delegated authorities in order to avoid unnecessary financial losses and litigation arising from non-compliance with Tsebo’s corporate governance principles.
    • Negotiate specific contractual issues and agreements with external entities on prospective business ventures and working relations on behalf of TFS by providing legal advice and setting out conditions to be included in the agreements to ensure that all agreements comply with legal requirements and that proper risk management measures have been considered.
    • Continue to build in-house TFS legal expertise with regard to PPP contracts
    • Support and advise the business with any commercial claims against TFS, related risk and how to mitigate the risk.
    • Provide accurate written & verbal legal opinions to Management regarding policies, procedures, and all business/operational issues as well as all transactions which TFS enters into or concludes with third parties.
    • Serve as a principal point of liaison with external legal practitioners and other regulatory bodies for TFS.
    • Develop, manage and maintain relationships (in collaboration with Group Legal Director) with the key stakeholders,
    • Provide advice on and create awareness to management regarding legislative and other regulatory developments impacting on the business of TFS.
    • Ensure proper implementation and maintenance of a Contract management system. •Manage overall commercial legal risk for TFS in conjunction with Group Legal Director
    • Ensure that insurance related matters are contracted correctly, and incidents reported timeously •Keep Group Legal Director appraised of legal risks and litigation facing TFS and consult with Group Legal Director on approach to be adopted.
    • Brief external legal counsel when required with approval of Group Legal Director
    • Overseeing the Divisional company secretariat duties responsibilities
    • Support TFS across the various Boards represented in terms of legal support
    • Identification of relevant risks within agreements and managing associated mitigations •Maintenance of EXCO risk register
    • Management of TFS Risk and Compliance functional area

    Skills and Competencies    

    • Strong ability to understand the Tsebo Facilities operations, strategy and role players to be able to obtain the best results for the Company and reduce its risk
    • Contract drafting, negotiation and finalisation.
    • A strong business and commercial acumen to ensure legal advice is fit for purpose.
    • In-depth knowledge of and experience in Commercial Law & Contract Law.
    • Experience in the legal work-stream of large projects, specifically Public-Private Partnerships.
    • Providing legal support to other support services such as Finance, Procurement and Commercial.
    • Solid experience in contract management across multiple spheres and disciplines including understanding and communicating intent and implications to non-legal team members as well as negotiation and renegotiation of contracts
    • Experience in managing contracts that form part of a project financing transaction
    • Commercial Corporate law legal experience
    • Experience in integrating both commercial and legal issues in a business environment •Understanding of Facilities Management business or the Services industry will be an added advantage.
    • Confidentiality – the role requires the handling of very sensitive financial, strategic and personnel information

    Qualifications    

    • Admitted Attorney BCom Law
    • Minimum 5 - 8 years post admission experience (in-house, law firm, etc) of which 3 years must preferably have been spent as an in- house Legal Advisor in a similar size company.
